As a host, your ultimate goal is to provide unforgettable experiences that leave guests raving about your property and eagerly recommending it to others. In this blog, we'll explore the art of creating irresistible guest experiences that lead to 5-star reviews. Whether you're a seasoned host or just starting, these tips will help you elevate your short term rental game and boost your reputation as a host.

First Impressions Matter on Short Term Rentals

1. First Impressions Matter

The first impression sets the tone for the entire stay. Ensure your property is immaculately clean, well-maintained, and thoughtfully decorated. Attention to detail goes a long way - from fresh flowers to a warm welcome note, the little touches will make guests feel special right from the start. Ultimately, you want your home smelling good, feeling clean, and like it is a property you would see on Pinterest!

Communication is Key with Short Term Rentals

2. Communication is Key

Effective communication before, during, and after the stay is vital. Respond promptly to all guests, be clear in your instructions, and remain accessible throughout their visit. Provide a contact number for any urgent concerns. Remember, being responsive and friendly fosters a sense of trust, making guests feel more comfortable during their stay. I have all of my guests on a 6-touch messaging system before, during, and after their stay. With this, guests are blown away and thankful!

Personalization Goes a Long Way with Short Term Rentals

3. Personalization Goes a Long Way

Find ways to personalize your guests' experiences. Before their arrival, ask about any specific preferences or requirements they may have. Offering recommendations for local attractions, restaurants, and activities tailored to their interests can enhance their stay and leave a lasting impression. Within my messages, I offer a couple things for this: A week before staying, I send the guests all things to do in town and around the area. The day of, I send a message containing my guidebook that has everything they need for their stay. With these two things alone, every guests knows exactly what to expect for in town and what's nearby!

Comfort and Amenities with Short Term Rentals

4. Comfort and Amenities

Ensure that your property offers the utmost comfort and convenience. Invest in quality bedding, linens, and towels. Stock up on essential amenities such as toiletries, coffee, tea, and basic cooking supplies. Small luxuries like a bottle of wine or a basket of snacks can make guests feel pampered and appreciated. But seriously, keep your coffee stocked, have the good toilet paper out, and PLEASE buy quality bedding and towels. All of your guests would love you forever if you do those things.

Easy Check-In and Check-Out Process with Short Term Rentals

5. Easy Check-In and Check-Out Process

A seamless check-in and check-out experience can make a significant difference. Utilize keyless entry systems or provide detailed instructions to avoid any confusion. Allow flexible check-in and check-out times whenever possible, as it accommodates travelers with different schedules. I always put an electronic code on the front door and I provide that code to the guests two days prior of staying. With this, every guests is stoked to have such an easy check-in process.

Safety and Security with Short Term Rentals

6. Safety and Security

Safety is of paramount importance to guests. Ensure that your property has functioning smoke detectors, fire extinguishers, and first-aid kits. Consider installing secure locks and other safety measures to reassure guests during their stay. Every year, check all of these items and make sure they all work. These small safety items throughout make all guests love you that much more.

Maintaining Cleanliness with Short Term Rentals

7. Maintaining Cleanliness

A sparkling clean property is a must. Prioritize cleanliness between guests and conduct regular deep cleanings. Pay close attention to high-touch surfaces like doorknobs, light switches, and remote controls. A clean and sanitized environment is not only visually appealing but also promotes good health. So make sure you invest in the best cleaner around town. This is truly a make or break for your STR. The best part, pass that cleaner fee onto the guests so you can get the best and not have it affect your bottom line.

Thoughtful Gestures with Short Term Rentals

8. Thoughtful Gestures

Consider offering thoughtful gestures during their stay. This could be anything from a handwritten thank-you note to a small gift. Showing gratitude for their patronage makes guests feel valued and appreciated. This is something I do for all of the main events that go on around my STRs while I'm charging top tier pricing. A little gift truly goes a long way on making sure they're satisfied with their stay while they're paying top dollar.

Resolve Issues Promptly with Short Term Rentals

9. Resolve Issues Promptly

Even with the best preparations, occasional issues may arise. Address any complaints or problems promptly and professionally. Be understanding and offer solutions to the best of your ability. A swift and satisfactory resolution can turn a potentially negative experience into a positive one. This is a tight rope to walk, so just be courteous and sometimes offering a discount on their next stay or reimbursing a cleaning fee will save you from getting a bad review.

Encourage Guest Feedback with Short Term Rentals

10. Encourage Guest Feedback

Don't be afraid to ask for guest feedback and reviews. Positive reviews are not only great for your property's reputation but also provide valuable insights into areas where you can improve. Send a follow-up message and leave in the guestbook where they can share their thoughts. I always make sure my sixth message asks for a 5-star review and if it's anything less, than reach out to me first so I can resolve any issues they may have had. This way, I can avoid anything less than 5-stars. Now, don't get me wrong, we can't always please everyone, but doing this alone has avoided many negative reviews for me in the past.

By implementing these tips, you'll be well on your way to creating irresistible guest experiences that lead to 5-star reviews. Remember, the key is to focus on making your guests feel comfortable, appreciated, and valued throughout their stay. Happy guests are more likely to become repeat visitors and enthusiastic advocates for your short term rental. Cheers to your success as a host extraordinaire!
