Buyer checklist

​

  • Get Buyer's Phone, Email, Occupation, Birthday, Current Address

  • Obtain Ratified Contract

  • Send ratified contract to closing attorney and lender

  • Send email to buyer on Congratulating them on getting ratified and what the next steps are

  • Collect EMD or coordinate with buyer on dropping off at closing firm

  • Input all ratified docs into Brokermint

  • Send copy of EMD to lender and upload receipt into Brokermint

  • Get listing side's POC and where they'll be closing

  • Finalize Contact Sheet

  • Setup Home Inspection / Termite Inspection, Septic, Well (If applicable)

  • Let list side know when we are doing those inspection - make sure utilities are on

  • Setup buyer on Home Warranty (if applicable)

  • Buyers finalize what they want fixed and fill out due diligence (PICRA) and send to listing agent

  • After Due Diligence (PICRA) is ratified, let lender know we are good for appraisal

  • Obtain Condo and/or POA docs (If applicable)

  • After buyers review condo and/or poa docs: Send Conres-2 and/or POA-2 to buyers and agent for signatures (If applicable)

  • Remind buyers to set utilities for closing date

  • Schedule Walkthrough with buyers and agent

  • Let listing agent know the day and time for walkthrough

  • Verify with listing agent that we can take key after walk through

  • Send Walkthrough Form for signatures to buyers and agent

  • Coordinate closing with buyers, agent, and closing attorney

  • Let lender know what time and day we are closing

  • Ask for CD and look for commission and admin fee

  • After closing, request for Zillow/Google review from clients

  • In Zillow, add new sold property in profile

  • Create photo for Facebook/Instagram saying just sold

  • Send email to buyer thanking them for using our services and if they ever need anything we are always here for them

  • Send email to listing agent thanking them for being great during the transaction and we look forward to working with them again

  • Complete CDF in Brokermint

  • Collect commission check at closing attorney and drop off at Austin James or ensure it has been wired to the correct account
