Seller checklist

​

  • Obtain address and seller's names from listing agent

  • Run CMA

  • Obtain seller payoff and run seller net sheet

  • Get Seller's Phone, Email, Occupation, Birthday, Current Address

  • Assist in listing paperwork with listing agent & get sellers to sign

  • Input listing docs into Brokermint

  • Schedule Professional Photography

  • Coordinate photographer date with seller's and photographer

  • Plan a day to drop off the sign for the front yard after photos

  • Find out best times/days for showings: Make sure this info is in Agent Remarks along with ShowingTime

  • Ask if the sellers have a termite company that services regularly. If so, ask them to have that company come out and do a termite moisture inspection and get clear letter

  • Obtain 2 spare keys from seller

  • Obtain contractors lockbox and put on listing

  • Verify with listing agent that listing info looks good in MLS before uploading

  • Upload listing into MLS a couple days before going LIVE day

  • Upload Photos into MLS

  • Obtain Ratified Contract from listing agent

  • Update listing in MLS to Contingent upon Home Inspection and POA/Condo (if applicable)

  • Get buyers side POC and where they'll be closing

  • Finalize Contact Sheet

  • Send ratified contract and contact list to closing attorney and buyer's agent

  • Send email to sellers on Congratulating them on getting ratified and what the next steps are

  • Ask for EMD copy and when buyer plans on dropping off at closing firm

  • Input all ratified docs into Brokermint

  • Obtain Condo and/or POA docs (If applicable)

  • Setup Termite Inspection (If applicable)

  • Find out when the buyer side are doing those inspections - Confirm with seller the utilities are on

  • After due diligence (PICRA) is ratified, ask buyer's agent if they have ordered appraisal

  • Update listing in MLS by removing Home Inspection Contingency and put to pending if NOT condo/HOA

  • Ask sellers if they need help on repair items from our preferred contractors

  • Send reminder to sellers 2 weeks before closing that the house needs to be empty for the walkthrough (at least a day or two before closing day)

  • Obtain termite/moisture report

  • Send CONRES-2 and/or POA-2 to buyers agent for signatures (If applicable)

  • Update listing in MLS by removing POA/Condo Contingency (if applicable)

  • Update listing in MLS to Pending

  • Have seller coordinate utilities to be shut off on closing day

  • Ask buyer's agent for the day and time for walkthrough

  • Tell buyer's agent they can take key after walk through (if applicable)

  • Get Walkthrough Form for signatures from buyer's agent

  • Coordinate closing with sellers, listing agent, and closing firm

  • Ask for CD and look for commission and admin fee 3 days prior to closing

  • Let buyer's agent know the day and time we are closing

  • After closing, let buyer's agent know we have closed and verify that they are still closing on time

  • Update listing in MLS to Sold after buyers have closed

  • After closing, submit Zillow review to buyer's email from Zillow

  • In Zillow, add new sold property in profile

  • Create photo for Facebook/Instagram saying just sold

  • Send email to seller thanking them for using our services and if they ever need anything we are always here for them

  • Send buyer's agent thanking them for being great during the transaction and we look forward to working with them again

  • Create CDF and upload into Brokermint

  • Collect commission check at buyer's closing attorney and drop off at Austin James or ensure the wire is going to the correct account
